Methodology & AssumptionsMethodology v1.0 • Updated October 2026
- Base rent and square footage
- Annual base rent per SF times rentable square footage, paid monthly over the paying term.
- Rent escalation
- Fixed annual increases apply after each completed 12-month period of the paying term.
- Lease term and timing
- Monthly cash flows from commencement. You choose beginning- or end-of-month payment timing.
- Free rent
- Abated months either sit inside the term or precede it. Free rent outside the term extends occupancy and favors the landlord's effective rent.
- Tenant improvement allowance
- Usable TI is capped at actual improvement spending. Unused allowance is not counted as a tenant benefit.
- NNN expenses
- The tenant pays taxes, insurance and operating expenses on top of base rent, escalated at the entered rate.
- Industrial gross
- The landlord covers base-year expenses; the tenant pays increases above the base year as entered.
- Modified gross
- Expenses are split between landlord and tenant according to the categories you assign.
- Discount rate and present value
- Future cash flows are discounted at your annual rate to show what each proposal costs in today's dollars.
- Net effective rent
- Collected base rent less TI, landlord work and cash concessions, expressed as a level annual amount per SF.
- Total occupancy cost
- Rent, recoveries, other direct costs, net improvement spending and moving costs, less cash concessions.
- Concessions
- Cash allowances and moving credits reduce the tenant's cost in the month they are received.
- User-entered assumptions
- Every figure is labeled as entered, default or example. Results are only as reliable as the inputs.

A comparison is a starting point. If your business occupies 10,000 square feet or more, a focused consultation reviews the numbers in the context of your market, your alternatives and the leverage available before you sign.
